The real estate business slows down a bit during the weeks between Thanksgiving, Christmas and New Years, but January 1st hit the market with a bang of new inventory and real estate opportunities. This week alone I have seen five homes that I can't wait to show my clients all across the city, from Passyunk to Fishtown and everywhere in between.
While some home owners wait to list their properties until after the first of the year, other people listed during the holidays. And while those properties might have remained on the market for 30-50 days because most people were buying gifts from Santa rather than homes (although I can't think of a better gift!), these properties are receiving renewed interest. So don't assume a property that has been on the MLS for a few weeks has a problem; it's quite the opposite.
Two of those five properties I have seen this past week have gone under contract, so if you see something you love, make your move, it is still a seller's market. And given the average time of 30-60 days between an offer and settlement, you'll be moving at the start of the spring and can enjoy the warmer weather in your new home.
